A vacant $1.7 million home in Houston's Memorial area was set to be sold at a foreclosure auction, but a disputed deed filing threw the entire process into chaos. The property on Myrtlea Drive had already been under contract last fall when the unexpected paperwork emerged, according to a new investigation.
The deed, which was filed with the county, appeared to transfer ownership of the home to a third party. However, the filing was later challenged as fraudulent or unauthorized. The dispute effectively froze the sale, leaving the would-be buyer and the lender in legal limbo. The home, which has sat empty for months, became the center of a tangled title dispute that has yet to be resolved.
Real estate experts say such deed fraud is becoming more common, especially for high-value vacant properties. Unscrupulous individuals can file false documents with county records, creating the appearance of a legitimate transfer. Once the deed is recorded, it can take months and significant legal costs to clear the title. In this case, the foreclosure sale was halted until a court can determine the true owner. The situation highlights a growing vulnerability in the housing market, where a single piece of paper can derail a million-dollar transaction.
